Originally the mews coach house to the adjoining Grade II* houses, the property had subsequently been crudely rebuilt as a workshop. It benefitted from a quiet location and southerly aspect.

The interior was no more than a shell on two floors, offering opportunities for imaginative design. The strategy was to maximise the number of bedspaces balanced by generous communal iving areas. Some of the smaller bedrooms have mezzanine bed-decks within the roofspace. Fittings and finishes are robust but to an unusually high specification.

The new treatment of the exterior picks up on the proportions of the existing 1930’s style steel windows. A small patio area has been landscaped in the courtyard.

The project experienced nearly every development obstacle in the book, including 2 town planning appeals, 4 party walls, no direct access to mains services – and difficult neighbours.
